The map below shows a number of popular Walnut Creek neighborhood areas. Many are hyperlinked to more info about those places. The white boundary lines are only intended to be very rough approximations and do not indicate exact boundaries.

 

Updated 04/06: Price range estimates are VERY approximate and there may be exceptions in each neighborhood. This is intended only to give a general overview of value.  Prices are rough estimates based on the past year's recorded MLS sales and my "guesstimates" of value range. They don't reflect higher or lower value homes that I have no knowledge of or sales that have not been reported to our MLS. There may be some inaccuracies.

Info provided below was obtained from usually reliable sources but is not guaranteed. There may be some inaccuracies.

Rancho Paraiso Area (in the North Gate area) East Walnut Creek, upper end area of mostly newer homes, prices starting over $1,300,000 to over 2 million+/-.

Northgate Area 1 Newer Construction:  East Walnut Creek, a number of new subdivisions of upper end homes have sprung up in the past 10 years. Prices $1,500,000-$4,000,000.+/-

Northgate Area 2 -Older Established Homes:  East Walnut Creek, These homes were built mostly in the 1960's and 70's. $800,000-$1,500,000+/-.

Diablo Hills: Central Walnut Creek, small subdivision off Ygnacio Valley Rd, most prices in $250,000-$600,000+/-range. Some located on Diablo Hills course. Some are detached homes and other attached (the lower priced homes).

Rancho San Miguel: Central Walnut Creek, subdivision built in late 50's to 1960's off Ygnacio Valley Rd. Prices range in $700,000's to $900,000+/-. Convenient location behind the Ygnacio Plaza shopping center.

Diablo Shadows: North East Walnut Creek, Subdivision prices range $700,000 to $900,000+/-. Built in the late 60's to late 70's.

Pheasant Run: North East Walnut Creek, Built 1974-1979, prices range in the low $700,000 range to $900,000+/-.

Woodlands: North Walnut Creek, flat neighborhood bordered by Ygnacio Valley Rd. and Oak Grove. Prices in the high $775,000's to $1,000,000+/- range. Close to shopping.

Oak Road: North Walnut Creek, close to downtown Walnut Creek, many condominium complexes. Prices starting at about $350,000-$500,000 and a few single family homes up to $990,000+/-.

Ygnacio Valley Area  Central Walnut Creek, Area of large subdivisions. Convenient to shopping. Near John Muir Hospital, and Heather Farms. Prices $700,000-$1,100,000+/-.

Lakewood: Central Walnut Creek, the area is hilly, has a small lake, and lots of trees. It's close to shopping and schools. Prices start in the high $600,000 range to over $1,200,000+/-.

Carriage Square: North Walnut Creek, prices $750,000-$1,200,00)+/-.

Scottsdale: Northgate area of Walnut Creek, most homes built in the 1950's and '60's. Prices $700,000's to $1,200,000's+/-.

 Meadow Creek: Central Walnut Creek, close-in, small newer subdivision of 11 homes built in 1995, off San Miguel above downtown WC. Prices $1,000,000-$1,200,000+/-.

Joaquin Ranch: South Walnut Creek, Area of homes built in the early 80's near the foothills in southeastern Walnut Creek. Prices from about $1,000,000 to $1,400,000+/-.

Wild Oak:  South Walnut Creek, small subdivision off Walnut, southern WC, homes $1,100,000-$1,700,000+/-.

Blackwood Estates:  South Walnut Creek, small subdivision off Blackwood on Blackwood Ct.  in southern Walnut Creek. Prices: over $1,000,000-$1,300,000+/-. Built about 1993.

Sterling Ridge: South Walnut Creek,  small newer subdivision off San Miguel. Over $1,000,000+/-.

Rudgear Estates:  South Walnut Creek, $800,000's to $1,200,000+/-. Built in 1972-1977.

Rudgear Meadows:  South Walnut Creek, $800,000's to $1,100,000 +/-. Most built 1977-1980.

Walnut Heights:  South Walnut Creek, $725,000's to $2,000,000+/-. Mixture of older homes built in 1940's-70's and small areas of newer construction.

Walnut Knolls:  South Walnut Creek, prices in high $800,000's-$1,200,000+/- area. Mix of construction dates from 1950's to a few areas of newer construction.

Somerset:  South Walnut Creek, prices over $1,500,000-$1,900,000+/-. Small subdivision of about 10 homes built in 1999-2000.

Livorna Estates:  South Walnut Creek, $800,000-$1,100,000+/-. Built in 1960's and 70's.

Tice Valley: Southwest Walnut Creek, a large geographic area. Many smaller homes starting in the  mid $800,000+ range with newer subdivisions ranging to about $1,700,000+/-.

Rossmoor: Southwest Walnut Creek, Large senior citizen (age restriction) gated community. Co-ops start in the $135,000+ range to attached condos starting in about mid-$350,000's up to $1,000,000-+/-.  Also, some detached single family homes over $1,000,000 to about $1,400,000+/-.

Overlook Area: Western Walnut Creek, Close to downtown Walnut Creek and BART, mix of smaller, older homes and some neighborhoods of large, newer homes. Prices about $350,000-$400,000+/-for condos,  mid $500,000 to $900,000+/- for single family detached homes.

Treat Area: North Walnut Creek, single-family homes and also condominiums. Prices from $700,000-$900,000+/- for single family homes. Some newer construction over $1,000,000+/-.

Saranap Area: West Walnut Creek, popular area with many older, mostly smaller homes on the eastern WC border next to Lafayette. Some homes have Lafayette schools. Also some newer construction. Prices $575,000's to $2,400,000+/-. Some new construction now over $1,000,000.

Larkey Park Area: Northwest Walnut Creek near border of Pleasant Hill, close to Pleasant Hill BART. Prices starting at mid $650,000's to $1,200,000+/-.

Parkmead Area  West Walnut Creek, Prices range $655,000+/- to $999,000+/-. Parkmead Elementary school is conveniently located in the center of the subdivision.

Summit Ridge: Northwest Walnut Creek, shingle-sided townhomes with a contemporary look. Located on same ridge as the newer Beacon Ridge complex. Prices mid $600,000 to high $750,000-$850,000+/-. Built in 1979-80.

Beacon Ridge: Northwest Walnut Creek, traditionally styled 112 townhomes, with prices in the $750K range to $900,000+/- range. Built in late 1980's.

Palos Verdes: Northwest Walnut Creek, subdivision built in 1962-71. Prices range from high $700,000 to over $900,000+/-.

Bancroft Village: Townhomes in the $575,000-$750,000+/- range. Close to Heather Farms park and shopping.

The Keys: Large condo complex starting in high $250,000 range to high $450,000's+/-.
